Retail

We own and operate retail shopping centers with a focus on offering well-located, well-maintained properties that enhance surrounding communities. Through a personal, hands-on approach to tenant selection, we have experience vetting, evaluating and managing relationships with operators of all sizes across the spectrum of retail uses. From publicly-traded companies to family-run shops, we pride ourselves on sustainable tenant mixes with exceptionally low turnover.


Project: DaBoba Mira Mesa

SAN DIEGO, CA

In 2022 BCP was contacted by the San Diego franchisee of a Malaysia-based boba tea concept. The project envisioned combining and repurposing two suites fronting a busy commercial boulevard with excellent visibility but limited access. The tenant history for the spaces, going back over 40 years, had never included a concept with such heavy foot traffic. Broadmoor Capital Partners worked closely with the franchisee to solve the many logistical challenges for buildout and ongoing operations. After opening in late 2023, the store has greatly outperformed tenant projections.

Project: Kettner Exchange

SAN DIEGO, CA

In 2004, we acquired the site of an electrical supply company in the heart of the Little Italy neighborhood of San Diego. Originally intended for buildout as a small condominium project, the 2009-2010 deterioration of the residential market forced a re-evaluation of the property's potential. Plans for a large, multi-story restaurant and hospitality space were designed and permitted on spec and ultimately modified and executed by prolific restaurant/bar operators SDCM. The ensuing collaboration opened in 2014 as Kettner Exchange, helping launch a dining and destination renaissance for the surrounding neighborhood. The Kettner Exchange building won the coveted Orchid Award for "Best Architecture" in 2015.

Residential Acquisitions

We own residential attached, detached and multi-family product situated in neighborhoods as different from one another as Santa Monica, CA and Summerlin, NV. Every property is carefully selected to reflect our faith in an area’s fundamentals and lasting appeal to residents.


Project: Summerlin Neighborhood

LAS VEGAS, NV

Broadmoor Capital Partners recently identified and anticipated an uptick in demand for this amenity-rich suburb in the gaming capital. At a time when U.S. migration patterns are constantly changing, we intend to continue to seek out and stay in front of emerging and improving residential markets.

Entitlements

Our entitlement efforts are focused in Coastal San Diego County with an emphasis on infill sites in inventory-constrained markets. We specialize in navigating the complexities of this process, with a proven track record of successful project execution.


Project: Coastal Subdivisions

SOLANA BEACH, CA

Since the late 1990s, we have developed three major subdivisions in the small coastal town of Solana Beach, CA. Broadmoor Capital Partners recently completed a multi-year assemblage, purchase and entitlement of a five parcel site, which resulted in the first approved major subdivision with public road infrastructure in Solana Beach in over 25 years. Upon completion of entitlements, the properties were sold to Shea Homes Limited Partnership, one of the nation's largest private homebuilders, who will deliver finished, single-family, detached product to the homebuying public.

Hospitality

As the hospitality category continues to evolve with different product types in various markets, we have made investments in marquee properties with high occupancy and reliable RevPAR.

LAS VEGAS, NV

Broadmoor Capital Partners has acquired a portfolio of residential/hospitality products in Las Vegas with an emphasis on newer construction, heavily-trafficked properties, including Vdara and MGM Signature. We are currently targeting new opportunities in strategically-positioned, year-round destination markets.
